Appropriate marketing techniques are somewhat decided by the list price of the home. If you are listed with the MLS and your home is listed for over $150,000, the most important thing you can have your agent do is take excellent photos, and as many as possible, of the home and get them uploaded to HAR. Feel free to email me if you would like to discuss this further.

You should also consider staging your home. There are some books on home staging, but typing this term into your search engine can lead you to some resources. The basic idea is to decorate your home to encourage the buyer to want to live there, so personal touches are removed. Think of magazine ads for furniture or even nice hotel rooms for inspiration.

open houses still work, I am seeing agents starting to do them more frequently with success.

If you are selling yourself, you may want to consider hiring a realtor to list the property on MLS. This will allow agents in the area to see your home and tell their clients about your home. This will also automatically put your listing on other websites such as realtor.com, har.com, and many others.

To Jill's point above, you can also submit listing to Google Base which is syndicated by numerous websites including this one. Click here to see our Houston real Estate listings.
