| It is expected that real estate sales will increase in 2008 by most real estate professionals, but this could be wishful thinking on our part. I write this, because flipping in this market could be risky. I would suggest that you read my posts on this sites about How Do I find Foreclosures in Houston? or another post for neighborhoods to consider. Those would give you a more complete answer. |
![]() | BE CAREFUL! I flipped houses for 10 years at about 20 houses per year. DO NOT watch the tv shows and think it's that easy. There's risk involved from who you hire to do repairs on down to insurance. Many of our investor friends have been forced to close thier doors. If you flip in Houston, you'll need to get really aquainted with the permit department! Mortgages are harder for the lower income people to come by. Many don't have 20% to put down so it's much more difficult to get rid of your inventory asap, which is the name of the game! The longer you take to repair and fluff a house, the more money you're losing. Now, about the area to flip in, there are some hot areas to do this in, but the question is, do you want to live in the house and fix it up? Or do you want to fix it and sell it asap? If you wish to live there, you need to consider safety and you need to research the activity in that area. Is it already flooded with "flippers"?
