How much should I add to my appraisal value when putting my home on the market?

First of all we are in a "dead" market and most of the properties are pretty much selling for the same amount as the county appraisal. I recommend contacting a realtor that specializes in your area and they will provide you with a "Comparative Market Analysis" which will tell you what your home should sell for and about how long it should take.

How much does one of these "Comparative Market Analysis" cost? And how is that any better than using Zillow.com?

Zestimates from Zillow has not been known to be accurate. It is in the ball park at times. If you are working with the Realtor, the comparison will be more than likely part of the service paid by the commission.
